If you have real estates in Japan, no matter what nationality a deceased  have, heirs have to do registration at the Legal Affairs Bureau after inheritance.　

In case of inheritance, we need documents which prove birth and death of deceased. 

Japanese have 戸籍 (koseki) to do these.

But in a lot of case of non-Japanese do not have that.

Thus prepare following documents 

・Birth Certificate

・Marriage Certificate

・Death Certificate

・Affidavit（To prove there are no othet heirs and to prove heirs’address ）
